Finding the right mortgage is a daunting task. It is, after all, one of the largest financial transactions that you’ll make, and as such it’s something that you want to go perfectly. A mortgage broker is someone who protects your interests in this endeavor. Not only do they help you find a great mortgage that suits your individual needs, they also help you acquire it and do so at no cost to yourself. But when it comes time to find a great mortgage broker, how do you know which one you can trust? There are so many mortgage brokers out there, and it is often difficult to tell the difference between them. If you’re looking for a great broker, here are a few ways you can separate the great ones from the other kind.

 

Step #1 – Make sure you’re dealing with a competent, accredited professional. You may as well get this step out of the way first, because if the broker’s credentials don’t check out down the line, it’s simply not a good idea to work with them. Every mortgage broker should be beholden to a larger organization that ensures they uphold a set of standard business practices. Even though it might seem easy to know when you’re dealing with an honest broker (and when you’re not) it can really pay off to go through this simple step.

 

Step #2 – Do some research. When you’re just starting out, you need to look for a mortgage broker wherever you can find one. Your goal at this point shouldn’t be to find the right broker, it should just be to find a shortlist of brokers that you’re interested in contacting. To this end, you might want to ask any friends or relatives that have recently secured financing if they would recommend the broker they worked with. If not, go online and look for brokers that have a lot of great online feedback.

 

Step #3 – Call up your shortlist. Conduct a few interviews. Ask all of the questions that are on your mind. Do this not only to determine which mortgage broker you want to use, but to get as much information you can about the mortgage marketplace, the industry and where you might be able to find the best possible lending package for your needs. Once you’ve gleaned as much information as you can, you’ll be in a much better position to make a good decision about who to hire, but there is still one step left.

 

Step #4 – Discuss fees before you hire the broker, not after. A lot of mortgage brokers work for a commission or a finder’s fee that is paid by the bank or credit union that is issuing the mortgage, but some might charge a fee, especially if they are helping you with a negative credit score or some other special circumstances. If this is the case, you’ll want to agree on the fee before you sign the papers and not leave yourself open to a larger fee down the road. While this might seem like common sense, you would be surprised how many people forget to do this crucial step and end up with an unexpected bill.
